Our inspector checks:-

Electrical

Our inspector will view and report on the visible condition of electrical fittings such as power points and lights. We will also check if circuits are protected by a RCD.

We are not licensed electricians so our inspector will not test any electrical fittings or check on wiring. We can arrange for a detailed electrical inspection and report by a licensed electrical contractor if you feel it is needed.

Plumbing

Our inspector will view and report on the condition of taps, baths, basins, showers, and the inspector will also look inside cupboards under sinks to see if there any obvious signs of leaks.

We are not licensed plumbers so our inspector will not test any of the plumbing or check hot water services. We can arrange for a detailed plumbing inspection and report by a licensed plumber if you feel it is needed.

Fewer Surprises

Once you are over the thrill of buying your home, unpleasant surprises may diminish the joy. Imagine discovering the kitchen joinery is damp affected and needs replacing ($8000) or you have timber stumps that are rotted at the base ($5000).

Using our services to carry out a pre-purchase inspection can reduce the likelihood of unpleasant surprises.

Major investment

Purchasing a home is a major investment, an investment that should be made with confidence, confidence that you know what you are buying. Our inspection report will give you a comprehensive, unbiased, detailed report on all the components of the building.

We will help you determine the true value of the property, you will be able to ascertain the cost of essential repairs which in turn will give you the opportunity  to buy with confidence.

If you wish to, you can talk directly with the inspector who will discuss and explain all the details of the report with you.

A pre purchase inspection report helps:-

- provide assurance you’ve made the right buying decision.

- reveals any essential or necessary repairs that are required.

- gives valuable details about your new home.

- helps reduce the likelihood of unpleasant surprises.

- helps alleviate the possibility of ‘buyer’s remorse’.
